Custom Work

From Idea to Finished Build

A restaurant owner walked in with a napkin drawing of a corner vestibule and a paint chip off his wall. Six weeks later we hung it.

No dimensions, no file, no idea whether the town would allow it. We measured his corner, drew it up, got it past the township, cut and welded it here in Linden, and installed it ourselves. He never spoke to anyone but us.

You bring the idea. A napkin sketch, a photo of another shop's sign, or just a paint chip off your wall.

We draw it to scale. A mockup on photos of your actual building, so you approve the real thing, not a guess.

We clear the township. Zoning and construction permits filed and walked through by us, not handed to you.

We build it in Linden. Routed, welded, painted, and wired on our own floor, then hung by our own crew.

Sign Permits

Two approvals before anything is cut

Almost every storefront sign in New Jersey clears two separate approvals. We run both, so the first thing you hear about the permit is that it closed.

Zoning Review

The municipal step. It sets size, height, setback, and how the sign may be lit. Every town writes its own ordinance. Linden’s code isn’t Elizabeth’s, and Elizabeth’s isn’t Edison’s.

Construction Permit

The state step, filed under the NJ Uniform Construction Code (N.J.A.C. 5:23), with the electrical subcode added if the sign lights up.

Variance

Only if the design exceeds the ordinance. Going over means the Zoning Board of Adjustment, so budget four to eight extra weeks. We’ll tell you before you commit to the design.

Closed Permit, Hung Sign

The final ruling always belongs to your township, but we design to its ordinance from day one and walk the application through ourselves.
